Why Should You Consider Having A Home Inspection?

With rigorous building codes, city Building Inspectors, and improved building materials
people may feel they are adequately protected against building defects. Unfortunately,
this is not the case. With the explosive population growth in the Phoenix metropolitan
area, new homes are being built at a record pace and existing home sales are also
strong. With this unprecedented growth, city Building Inspectors are under
tremendous pressure to keep up with inspections. In one Maricopa County community
last fall a Building Inspector shared with me that he had 72 homes to inspect that day
alone. This means he had less than 6 minutes to drive to and inspect each house.
Hardly adequate by any stretch of the imagination. This is an unrealistic expectation for
even the best of inspectors.

Builders and construction crews are under similar pressure to complete homes on
schedule. Builders do have their own inspectors, however, they may or may not be
formally trained AZ certified home inspectors.

Existing home owners often make improvements on their own without fully
understanding the implications of their actions. A visual home inspection by a Certified
AZ Home Inspector can help identify conditions that may impact the Health, Safety and
Welfare of the occupants or prospective buyer.

For the above reasons the majority of home buyers today are opting to have an
independent visual home inspection when buying an existing home, building a new
home, or nearing the end of the builder's warranty period.
